Bridger Canyon Zoning

The Bridger Canyon Zoning District is defined by four documents:

  • A boundary map
  • A General Plan and Development Guide. Note that the online version doesn’t include the accompanying design guideline, which we provide here: GeneralPlanDesignConcepts.pdf
  • A Bridger Bowl Base Area Plan Note: the county’s version lacks maps, but we provide them here: Base Area Plan Maps.pdf
  • Regulations implementing the master plans

Our Zoning Committee vigorously defends the zoning regulations by testifying before the Bridger Canyon Planning and Zoning Commission on current issues related to development in our District.  We have also handled numerous resident complaints about zoning regulation violations by mediating between the involved parties and encourage residents to contact us whenever they believe a violation has occurred.

BCPOA would rather support good development than fight bad development after the fact. We know the zoning better than anyone, and will always be happy to help you design a project that works within the zoning and avoids difficulty in the approval process. A good way to start is by contacting the Zoning Committee.

Permits

You can find online forms for many common projects, including Land User Permits (e.g., a house), Conditional User Permits (a guesthouse), and Variances (needed if topography or other features make zoning a hardship) on the county site.

You can find out what permits are currently in application review by visiting the Planning Department’s What’s New page and searching for Zoning Applications Under Review.

Conditional Use Permits, Variances and Amendments are heard by the Planning and Zoning Commission, and sometimes also the County Commission. Past and future hearing agendas and recordings are linked at the P&Z Commission page.
